About Sarah Baraz

Finance background. Homebuyer experience. Mortgage strategy built around the person, not the product.

Sarah Baraz is a Mortgage Loan Officer with CMG Home Loans, based in San Antonio and licensed in Texas, Florida and California.

I have been in your shoes before.

I earned a B.S. in Business Finance and have worked in mortgage lending since 2019. I have also been the buyer on the other side of the table and have purchased multiple homes myself, so I understand what it feels like to make a major financial decision while trying to understand the numbers, the paperwork and the tradeoffs.

That is why I do not start by forcing every borrower into the same product. With knowledge of multiple mortgage programs, I look at the complete buyer, the property, the income, the goals and the long-term plan to identify the program that best fits that specific buyer and their needs.

My job is to understand the full situation, calculate the file correctly, compare legitimate routes and explain what the borrower is actually relying on before they make a major decision.

How I Help

The goal is not to fit you into one of four boxes.

Every borrower is different. I help by understanding the situation first, then using the programs, guidelines and strategies available to build the strongest path that fits the buyer.

Understand the full picture

Income, debts, assets, credit, property, timing, cash available and the buyer's actual goal all matter.

Compare multiple routes

Conventional, FHA, VA, construction, self-employed, asset-based, investor and alternative programs can all solve different problems.

Find the real obstacle

If a file is difficult, the first step is identifying what is truly preventing approval instead of guessing or giving a generic no.

Build a plan when the answer is not yet

If the buyer is not ready today, I explain what needs to change, what can be ignored and what the path forward looks like.

How I Think

“Not yet” should come with an explanation.

If a borrower cannot qualify today, I would rather explain exactly what is preventing approval, what needs to change, and what does not matter than give a vague answer. If a file can work, the borrower should understand why. If it cannot, they should understand what would have to change.
