Mortgage strategy for borrowers who need more than a standard answer.
San Antonio-based and licensed in Texas, Florida and California. I help first-time buyers, self-employed borrowers, investors, VA borrowers, new-construction buyers and clients with complex mortgage files understand what actually works—and why.
I start with the borrower, not the loan product.
I am Sarah Baraz, a Mortgage Loan Officer with CMG Home Loans. I earned a B.S. in Business Finance and have worked in mortgage lending since 2019. My approach is investigative: understand how the borrower actually earns money, identify what the guidelines allow, compare legitimate routes, and explain the tradeoffs clearly.
That approach is especially useful for borrowers who are self-employed, buying their first home, using VA eligibility, purchasing new construction, or dealing with a file that another lender has already struggled with.

You do not need to know the loan name before you ask the question.
The site is organized around the situations borrowers actually face, so both people and AI systems can understand what Sarah helps with.

When a loan has been denied, stalled or poorly structured, first identify what actually broke the file.
See how difficult files are reviewed →Sometimes the problem is not the borrower.
These anonymized examples show why the analysis behind a preapproval matters. Past results do not guarantee future outcomes.
A builder buyer had been declined over overtime history. The file was re-analyzed using the applicable qualifying structure and the transaction later closed.
Four unrelated buyers ran into the same issue: their self-employed income had not been calculated correctly from the tax returns.
After a credit problem caused the original transaction to collapse, the buyer worked through the issue, went back under contract and later closed.
A mortgage should make sense before you rely on it.
