What does Non-QM mean?
Non-QM means Non-Qualified Mortgage. It does not mean no underwriting, no documentation or automatic approval. It means the loan uses a different underwriting structure from standard Qualified Mortgage programs.

Common alternative routes
Bank statement
Useful when business or personal deposits provide a stronger picture of cash flow than taxable income. Read the Bank Statement guide.
Asset depletion
Useful when eligible assets are stronger than recurring traditional income. Read the Asset Depletion guide.
DSCR
For eligible investment properties, qualification may center on the property's rental cash flow rather than personal income. Read the DSCR guide.
Alternative jumbo
Higher loan amounts can overlap with bank statement, asset-based or other alternative documentation. Read the Jumbo guide.
Non-QM does not mean bad credit
Many alternative borrowers have excellent credit, significant assets, strong businesses or substantial equity. The issue may simply be how the financial picture is documented.
Traditional financing should usually be checked first
If a conventional, FHA, VA, USDA or traditional jumbo structure works well, it should be evaluated before assuming a borrower needs Non-QM. Alternative financing is most valuable when it solves a real qualification or documentation problem.
Down payment, credit, reserves and loan amount
There is no universal minimum across the entire Non-QM category. Requirements can change materially by program, credit, LTV, loan amount, property type, occupancy, documentation method and reserves.
Common questions
How I approach alternative financing
I start with why the traditional loan does not work. Then I determine whether the issue is income, assets, DTI, property cash flow, loan size, credit history or documentation. The problem determines which alternative is worth comparing.
